Frequently Asked Questions about Granny Flats

Largest Granny Flats builder in NSW

As the largest Granny Flats builder in NSW, Ian Cubitt’s Classic Home Improvements answer some frequently asked questions ...

What is the minimum size land I require to build a granny flat?

450m²

If I have a large block, can I build more than one?

The legislation only allows for one Granny Flat per property.

Do I need council approval?

Approval is granted by a private certifier in most cases. When the property is in a special zone, approval must be granted by the local council. We deal with all of this for our clients.

Do I need to contact utilities to ensure we can service a granny flat?

We will undertake an onsite assessment of all the existing utilities; this is done along with our feasibility study of the property.

How long will it take to build a granny flat and will there be any major construction that will cause noise and disruptions to my home?

With all construction there would be some form of noise level but we abide by the noise restrictions times set out by the council. We allow 16 weeks but we are currently completing them in 10 weeks.

Can I get finance to build a granny flat?

Yes, one of the best ways to fund a granny flat is through a construction loan through the bank.

Do you assist in renting out my granny flat?

We can put you in contact with a few real estate agents that we recommend.

How long does the construction take?

We allow 16 weeks but it usually takes 8-12 weeks depending on the weather.

How is the granny flat constructed?

It is constructed the same as a new home – built on site from start to finish. Our granny flats are not craned or lifted into position.

Can the granny flat be lifted and taken to another property?

No, our granny flats are a permanent structure and cannot be moved. Banks are very stringent when it comes to lending for something that can be moved. Banks and financial institutions will not lend money for a granny flat that can be picked up and taken away as it is not a fixed asset.

Ian Cubitt’s Classic Home Improvements can ensure that you will have the best opportunity to take advantage of an investment that pays itself off in 5-7 years and provides a return on revenue of 15%-18%.
