Facelift for granny flats

Sydney's record high real estate prices and increasing living costs are driving demand for more affordable and diverse housing choices.

This is the view of Matthew Galea, manager for Ian Cubitt's Classic Home Improvements.

"In response to demand, the team at Ian Cubitt's has taken the humble granny flat concept and revolutionised it," he said.

"We have created an exciting, modern, innovative and affordable housing choice in the form of an enhanced granny flat."

The granny flats are specifically designed for the individual by a qualified design consultant, focusing on several primary areas such as the owner's needs, expectations, budget and council regulations.

Mr Galea said councils such as Fairfield, Liverpool, Campbelltown and Camden have recognised the need for granny flat construction and developed guidelines for this style of housing.

Fairfield Mayor Nick Lalich said the guidelines gave residents greater housing choices.

"Granny flats help address a real need in our community by offering people of all ages and cultures access to different housing options that may better suit their lifestyle," councillor Lalich said.

"this includes elderly people who need a smaller dwelling that allows for independent living but enjoy the security of being connected to the family home."

Mr Galea said for many families, a granny flat provided separate accommodation for older family members, young adults or teenagers who want greater independence.

"Although the initial motivation may be family-based, the property can later be used as a rental property, making a granny flat a valuable and profitable home addition," he said.

"As an investment, a granny flat makes good financial sense."

"The resell value of the property will increase and the rental income of the property will be maximised," Mr Galea said.
