What is the minimum size land I require to build a granny flat?


If I have a large block, can I build more than one?

The legislation only allows for one Granny Flat per property.

Do I need council approval?

Approval is granted by a private certifier in most cases. When the property is in a special zone, approval must be granted by the local council. We deal with all of this for our clients.

Do I need to contact utilities to ensure we can service a granny flat?

We will undertake an onsite assessment of all the existing utilities; this is done along with our feasibility study of the property.

How long will it take to build a granny flat and will there be any major construction that will cause noise and disruptions to my home?

With all construction there would be some form of noise level but we abide by the noise restrictions times set out by the council. We allow 22 weeks.

Can I get finance to build a granny flat?

No, our granny flats are a permanent structure and cannot be moved. Banks are very stringent when it comes to lending for something that can be moved. Banks and financial institutions will not lend money for a granny flat that can be picked up and taken away as it is not a fixed asset.
